Vision and mission
A mineral buyer that shows its work.
Many West Virginia mineral owners do not know exactly what they own, where it sits, or what it is worth. Much of the mail they get is designed to keep it that way. We are building the opposite.
- Knowwhat you own, with a source for each fact
- Seethe map, operators, and prices
- Decidea written offer, or nothing at all
Vision
Every West Virginia mineral owner can find out what they own, see what is happening around it, and decide what to do with it on the record, at their own pace, without being sold to.
Mission
To be the buyer that makes that possible: free, sourced research first; public maps, prices, and county news for everyone; and, only when an owner asks, a written offer with every assumption on the page.
Why a buyer would do this
Because it is better business. An offer built on a wrong fraction is a wasted offer. An owner who understands what they are selling does not back out at closing, and does not regret it a year later. And an owner who learns what they have, and decides to keep it, tells the next person in the family who to call when the time comes. Trust compounds. Pressure does not.
There is also a plainer reason. The records are public. The prices are public. The permits are public. Keeping owners in the dark only works if nobody bothers to put the pieces together in one place. We decided to be the ones who bother.
What we believe
Facts before offers
Nobody should sell, lease, or keep an interest they do not understand. The screening, the map, and the family tree exist so the decision is made on records, not on a letter and a hunch.
Say which hat we are wearing
We publish and we buy. Every page that invites a transaction says so, and research from a buyer is never dressed up as an independent appraisal.
Show the arithmetic
An offer is a set of assumptions with a number at the end. We write the assumptions down so an owner, or their attorney, can take the number apart and compare it with any other.
Make leaving easy
No deadline on a letter, no follow-up after a decline, no sale required for anything we give away. An owner who keeps what they have is a good outcome, not a lost lead.
Keep private things private
A case is a private record. It is never published, never sold as a lead, and never used to contact relatives without their own say-so.
Correct the record
Every article has a named reviewer and a correction path. Reviewed findings are not silently overwritten. When we are wrong, the fix is visible.
What we will never do
- Tell you a letter means you own something. A public record is a reason to look, not proof of title.
- Put a deadline on an invitation, or call an indication an offer.
- Describe our research as independent, neutral, or an appraisal.
- Promise the highest price, a price match, or a same-day offer we cannot stand behind.
- Charge a commission, a fee for the screening, or a cost that is not stated in the offer.
- Publish your research, sell your case as a lead, or contact your relatives on your behalf.
- Smooth over missing data on a chart, or call a benchmark price your royalty price.
How we measure ourselves
Not by the number of letters sent or the number of deals closed, but by whether each owner who contacted us got what this page promises.
| Measure | What it means in practice |
|---|---|
| Every case answered | A confirmation with a named handler and a realistic estimate, for every request, including the ones we decline. |
| Every finding sourced | A deed book and page, a will, an estate file, or a permit behind each conclusion in a brief. |
| Every offer explained | The interest, the price basis, the assumptions, the conditions, who pays what, and the expiry, on the page. |
| Every no respected | A declined offer or a no-contact request ends outreach. We track that it does. |
| Every error corrected | Published corrections, with dates, on the page where the error appeared. |
